What is the payment schedule and is financing available?

Is this development freehold or 99 year lease?
The property is a free zone with a 99 year lease. All clients are eligible for Company Visa, provided by Dubai Silicon Oasis, subject to UAE immigration rules and regulations.
Why is CBC better than 'freehold' commercial property?
Free zone property is significantly better than freehold property due to the following reasons:
- The concept: Freehold properties are designed with residences in mind. Free zones are designed with BUSINESSES in mind and are therefore more business friendly
- 100% foreign ownership: Freehold commercial property may be yours, but you would still require a local partner to operate the business. In other words, in a freehold office you own the property, but don't own the business 100%. This is a major advantage in free zone property, you own the property for 99 years, but the business is yours 100%
- Visa: Freehold properties only facilitate a residency visa. You will need a separate work permit to legally work in Dubai. On the other hand, a free zone visa is a business visa and the eligibility of the number of such visas is proportional to the area of your office (you would need an absolute minimum of 50 sq.mt office to claim such visas, the smallest office in CBC is well above this limit)
- One-Stop-Shop: Freehold properties do not offer added value for businesses. Free zones often offer single window transactions. Everything you need to open a business can be transacted form one point within the free zone office. This includes company registration, visas, HR, etc.
- Capital appreciation: Free zone properties are presently more competitive than other properties. The Dubai Silicon Oasis free zone comes under the direct purview of Dubai's ruling family and is expected to rapidly outgrow other business centres in future potential, stability and business efficiency. Who offers the rental guarantees and how do they work?
Negotiations are in progress with a reputed rental agency that has committed the 8% gross rental guarantee. After deducting a 2% management fees, the nett payable rentals would be 6% per annum for a minimum period of three years.
Can I rent my property on a short-term or long-term lease to a third party?
Yes.
Do the shops / offices come furnished?
As with most commercial developments in Dubai, shell space is offered and it is up to the individual owners to furnish the offices including floors, partitions etc. However before handover there will be on offer specialized interior design packages to suit the tastes and budgets of CBC customers. Are there any warranties / guarantees?
Your property is covered under the DLP (Defect Liability Period) for a period of one year from the completion of construction. This includes all mechanical, plumbing and electrical works. CSL (Civil Structure Liability) is offered by the contractor for a period of 10 (ten) years.
What about insurance?
The building structure is insured by the contractor of the project for a period of 10 (ten) years, while insurance of individual offices is optional and left to the discretion of the unit owners.
What returns can I expect investing in CBC?
Commercial property in Dubai is presently at a significant premium. Conservative estimates suggest annual rental yields of around 12% and your capital to double in around the 3 to 4 year window.
What businesses (commercial activities) are allowed within Dubai Silicon Oasis?

Yes, if it is a company, a copy of the certificate of incorporation along with copy of the passport of the individual representing the company will be required. A maximum of two people can jointly own the property.
